Joists & Subfloor
I worked with my local lumber yard, WBC, to put together my entire floor package. They are knowledgeable and delivered everything right to my job site. I provided them my entire building blueprints and they spec’d out the BCI Joists and etc for me. My house is intentionally simple in design and engineering to make all these steps easy
Prices of building materials fluctuate constantly, when I started OSB was $19 a sheet. When I ordered it was $20.99. And as of 09/01/2020 it’s now $41.00 here locally1 With all that said my floor system was $3,486.69 delivered. Labor was another $1,600.00 and it would have been really tough to do it solo, so worth it.
If I had to do it again I would pay the premium for AdvanTech or Diamond OSB subfloor. It’s likely gonna be a $10-15 more a sheet but both of those products can weather the elements amazing. Worth it imho.
Don’t forget to use glue your subfloor for a squeak free future. Either use approved screws or ring shank nails. I used DAP 4000 but there are other options too, like AdvanTech’s foam glue, which looks real easy to apply.

I ordered a much better quality sill plate gasket from Conservation Technology, give them a call if you’re looking for a better gasket for improved air sealing. Here’s a video of it:

I also ordered Prosoco product to better air seal around the sill plate, rim board, and wall to subfloor connection. Here’s a video of that:
